Tucson Real Estate Market May Golf Home Sales Looking Good

Tucson Real Estate - 5125 Coronado Vista Yard n Fairway ViewWith four days left in the month of May, three of which are working days, Golf Property sales are looking good. Tucson’s real estate market is already seeing more Golf Property sales than in April, and the month isn’t even over. To date there have been 36 recorded sales. The lowest for $140,000, the highest for $850,000. The average and median so far are at $370,600 and $318,250 respectively.

What makes Golf Properties hold up better than the rest? One would be a differently type of buyer. Most homes along golf courses are either owned by professionals or retirees. In either case buyers with a healthier financial portfolio.

Tucson Real Estate - 5125 Coronado Vista SunsetAnother would be the views that most properties along a golf course offer. The lush fairway, the majestic mountains, the valley, the sunsets, and some the wild life of the water hazards at dawn and dusk.

Golf properties represent less than 4% of the Tucson real estate market of available homes. Not a large percentage. Of the 8,715 homes available on the market, only 335 are golf properties. Of the 699 recorded sales to date for the month of May 5.3% are golf property sales. With limited information, since the month isn’t over, 11% of the golf properties available have sold this month. Month by month the average and median sales price for golf properties have been approximately $100,000 above that of the overall market.

There are new golf property subdivisions headed to Tucson and Marana within a matter of weeks.  Nestled in the Tortalita Mountains with the the Ritz-Carlton Resort in the back drop and where the Accenture Match Play Championship will be played every year. Thats another topic.

From Tubac to Saddlebrook, to Vail, there are a variety of golf properties already available in Tucson. What’s stopping you from taking advantage?

What Tiger Woods and Tucson Have In Common

IMG_2579What could Tiger Woods and Tucson possibly have in common? Both like the Accenture Match Play Championship. Tucson for the pleasure of seeing the top players play golf in person. Tiger for winning the 2008 Accenture Match Play Championship. Tucson IMG_2599has a number of golf courses to accommodate players of every level. Even Tiger would find some of the courses, especially the desert courses, challenging. The Pines in Marana is great course for finesse and control. Imagine playing golf in an old rock quarry. Some of the elevation shots require more than usual consideration. A lot of the holes require on target shots or you will never see your golf ball again. Starr Pass is another a prime example for target shooting. A great mountain course with challenging shots. Accuracy and control is the key on this course.

Tucson has a wealth of golf communities to compliment its many golf courses. Some are private course, some semi-private. Many are open to the public. Tucson has a love for golf as anyone can tell. The PGA has been no stranger to Tucson. In the past we have supported the Tucson Chrysler Classic and the Welch’s LPGA Tournament. Players like Ben Hogan and Arnold Palmer have graced some of the courses of Tucson. It was natural that the Accenture Match Play Championship come to Tucson. Tiger loves golf, Tucson loves golf. Tucson loves Tiger, we hope Tiger loves Tucson.

Visit some of the golf communities throughout Tucson and you will see what Tucson has to offer golfers.

Tucson Golf Property Sales

Tucson Real Estate - 5125 Coronado Vista Fairway ViewTucson is a retreat for golfers who love to play year round. There is no question that my niche is golf properties and golfers. When writing monthly reports about home sales I’ve had a desire to focus more toward golf properties. I finally found the time to pull up statistics, which I’ll begin reporting in my monthly sales reports beginning in February.

Tutcon Real Estate Golf Property SalesFor now, I’d like to look at available MLS information for properties that are directly adjacent to golf courses. This does not take into consideration sales of homes within subdivisions that embrace golf courses which do not back up to the golf course. It does provide a solid basis to view the history of sales, average prices, and median prices. With the number of retirees moving to Tucson each month, this niche information should prove valuable to my fellow Babyboomers and golfers.

What is interesting is the consistency in golf property home sales in the current Buyers Market, the previous frenzy from 2004 into 2006, and the stable years prior dating back to 1996. There was a definite peak in sales in 2006, as was experienced in the rest of the market. The average sales price for golf properties in 2007 was 98.59% of that for 2006. The median price for golf property sales for 2007 was 94.5% of that for 2006. Sales of golf properties in 2007 increase 1.81% over that of 2006. For 2004 and 2005 sales were off the charts with 498 and 507 respectively.

Now it really gets interesting. The average sales price of golf properties for 2007 was 42% higher than 2004, and 9.6% higher than 2005. The median prices for 2007 golf properties was 33.9% and 2.6% higher than 2004 and 2005 respectively. While other sectors of the Tucson real estate market have seen a leveling or decline in property values, golf properties are seeing an increase in value.

The numbers tell the tale. Golf properties in Tucson real estate are holding their own in value and consistency in sales.

With Accenture Match Play Championship bringing more PGA attention to Tucson, with more Babyboomers retiring, I can see an increased demand for golf properties. Tucson Real Estate - December 2007 Feature Home

If looking for a luxury home under $1 million on a golf course, you need look no further. I have seen homes well into the millions that do not even compare to this home.

I had the pleasure a previewing a few luxury homes in Sabino Springs for a client. Of the three I previewed, the other two were so so…yawn. Then came West Coronado Tucson Real Estate - 5125 Coronado Vista Fairway ViewVistas. The owner, fellow Realtor at Tierra Antigua and custom home builder Ken Hobbs, has done an exceptional job with this luxurious home. Pulling up to the home you get the feel that it is very nice, structurally appealing, but not significantly superior to its neighbors. As a hot rodder from the 60’s and 70’s I had a fondness for sleepers. Beautiful shiny cars with attractive clean lines outside and a lot more offered under the hood than the outside reveals. This seemingly quiet looking home is a sleeper.

El Con Quistador Resort Homes

IMG_1394A great northwest community that lines the Pusch Ridge El Conquistador golf course is El Con Quistador Resort homes. I know the backs of many of these homes from the many times I have played the course. I have been impressed by the homes in this community I have shown over the years. Most of the homes in this community are town homes. Very nice town homes. Owners have the option of using the resort facilities for only $65 a month.

Close to an open shopping plaza across Oracle Road, homeowners have everything at their convenience. In the plaza you will find everything from grocery shopping to Home Depot. Need printer supplies, stop by Office Max. Wells Fargo is ready for your banking needs. Next to Star Bucks is a yogurt shop. There are restaurants from fast food to nice dining on Oracle and in the plaza.

IMG_1392Every homeowner I have met in this neighborhood has been friendly to say the least. I asked Jim why he likes living there. He responded, “Because I live next to Art.” Art has lived in the El Con Quistador Resort Community since 1985. Says he wouldn’t live anywhere else. Wave to Jim and Art as you pass by from the 4th green to the 5th hole. If you like great living in an established community for a little less, this is a community where you really get a lot of bang for the buck.
