Can Pet Cost You In Tucson?

Real Estate Dog For A WalkMany home Buyers moving to Tucson are unaware of the laws governing pets. Everyone thinks about school for their children, how close is shopping, how close are medical facilities, etc. Rarely does anyone ask about pets.

The Arizona Animal Control laws are strict. Knowing what is required can save hundreds of dollars in fines, veterinary costs, and other related costs. For those who are unaware of law, study the Arizona Revised Statutes. If moving to the Tucson area, contact the Pima County Animal Control to look up information you need to protect you pet and yourself. 

What’s the cost? For animal licensing it only costs $12 for an neutered or spayed pet per year. Un-neutered or un-spayed dogs cost $50. Vaccinations and rabbi shots must be current. The fee schedule is on the PC Animal Control web-site. What really not paying attention. Say you’re playing with your dog and he innocently bites you. You want to be cautious and go to your doctor to get the punctures cleaned and treated. The doctor is obliged by law to call Animal Control. If licensed and fully vaccinated, no problem.

If your dog is not licensed…shame on you. The 10 day quarantine at Pima County Animal Control is $35 a day for 10 days, $350. Licensing and shots, another $70. The citation for not licensing and having your dog vaccinated, $160. The Animal Control shelter has a bad reputation for dogs getting kennel cough, which your vet may want testing and treatment for Valley Fever, which is not uncommon for pets in the desert. The vet bill can run as high as can run as high as $450.

Remember, licensing was only $12 (or $50), the rest can up to $1,030. So, doesn’t it make sense to check it out and license your pet?

$700 Billion To Bail Out The Greedy

Home PricingOne word summarizes our current economic situation “Greed!”

President Bush proposed a $700 billion bail out. A blank check without guarantees for homeowners and room for more greed by the executives that could have prevented this problem in the first place. I’m all for helping responsible homeowners who got caught up in this mess. For those who took out a loan and never made a payment on their mortgage, what can I say. Arizona ended up as one of the top states during the frenzy. Needless to say, Arizona is one of the top 3 states needing bail out.

Everybody is pointing fingers at who caused this mess. None are looking at the fact for every finger pointed out, there are 3 pointing back. Our government deregulated constraints on financial institutions. Only to create a greedy environment. Presidential advisers failed us, our senate failed us, and our house of representatives failed us. Its an accumulation of politicians whom we elected failed us. Some are saying that they warned about the current status. How do they expect a whisper to be heard in a roar of partisan disagreement in a do nothing senate and house?

Downtown Tucson Goes Sushi

On-A-Roll WebsiteOver two years ago my son and his friend approached me to help them find a building to lease or purchase for a restaurant. We looked at property in the complex at Silverbell and Grant. It met their needs, but, a pool supply retailer beat them to it. We talked about downtown Tucson and Rio Nuevo. They liked the idea and looked at several properties. Settling on a property owned by John Wesley Miller. For those who know Tucson, its in the old McLellan’s building.

On-A-Roll LogoAfter two long years of bureaucratic red tape, architectural redesign, and the last few months of construction their dream is becoming a reality. On Monday, Sept. 22, 2008 On-A-Roll Sushi Bar and Restaurant will become a reality for the public. I have sampled their menu. I was not a sushi lover before. Convert me. I am now, at least at On-A-Roll. Downtown employees are going to get a real treat come Monday at 11:00 AM and the days that follow. Arizona Daily Star has already written an article on the opening. Some media members will have a chance to comment for the public at their private introduction on Saturday.

Our son Javier has already started his new career as the General Manager, and his friend Dominic is realizing what it takes to be an entrepreneur and own a restaurant. Stop by 63 E. Congress and see for yourself. You’ll be glad you did.

August 2008 Tucson Homes Sales Statistics and Prediction

Tucson home sales for August were nothing spectacular, yet not horrible considering the current market. TAR/MLS reported 903 official sales. Which was 13 sales below what I predicted eight months ago. However, not all the numbers were in when the monthly report is prepared. As of today there were 917 sales. Which was one over what I predicted. I predict September will see a significant decrease to 750 homes. Seasonally home sales decline in the fall and winter months in Tucson. September generally sees a 17% decrease in the number of homes sold when compared to August sales. October should see a 6% increase over September. Its the seasonal trend.

Average home sales for the month of August was $238,504, with a median of $185,000. A significant difference. There were 10 homes that sold for over $1 million, averaging $1.29 million. There were 174 homes that sold between the median and average sales prices. Fifteen percent of the homes that sold were within the highest range of homes for sale which is the $200,000 to $249,999 range for a total of 135 homes. Fifty seven percent of the homes sold in August sold for under $200,000. Of that over half of these homes sold for under $150,000.
