What is a homebuyers initial greatest fear?

As a REALTOR® who works a lot with buyers (who while in between sits site sales) I get a good feeling for buyer fears. The biggest initial fear isn’t whether the home they choose to buy is worth the value. It isn’t whether they can afford the payments. It isn’t whether the home is big enough to meet their needs. All those fears will come in good time if they don’t pick the right REALTOR®. I would imagine that Tucson real estate is no different than real estate anywhere else when it comes to buyer’s initial fear. Home buyers feel it on the Internet, they feel it at new home sites, and they feel it at Open Houses.

I like working with buyers. I like being flexible enough to be available to meet their need when the need arises. My experience Tucson Real Estate Pressured Saleshas been, “Oh my gosh, this guy is going to bother me like a used car salesman.” Buyers fear being pressured and not being allowed to be in control. Unbeknownst to home buyers, its a mutual feeling. REALTORS® fear spending time with someone only to see them go to another REALTOR® or not purchase at all.  There are those exceptions though where some REALTORS® just enjoy pain. Some people can’t take no for an answer. I prefer not to waste time.

One of the best compliments a buyer recently gave me as we did the walk through of their new home was, “I liked how you knew to do the right thing at the right time. When we weren’t ready you stayed at a distant touch. When we had a question, you were right there. When we were ready to look, you went out of your way to give us all the time we needed.” What a great thing to hear from a client.

Preliminary Tucson Home Sales For October 2007

Tucson real estate sales for the month of October increased over that of September. There were 795 MLS reported sales for October compared to the 683 of September. Looking at the traditional seasonal chart Tucson’s October real estate sales exceeded the anticipated and predictable pattern with this increase. In fact the increase is significantly more than the average 3.5% seen between the two months with a 16% increase in real estate sales for October. Is this a good sign or what?

The number of homes on the market without an offer remains high with 9,256. An increase from the 9,148 homes available without a contract in September. That translates to 11.64 months of inventory, compared to the 13.65 months predicted in September. A step in the right direction.

Builders are still offering incredible sales. Sitting site sales between buyers, I check out the competition. One builder is offering $100,000 off for each of their three remaining homes. They have sold off the remaining 68 lots of that community to an investor who will most likely sit on it for a couple of years. If you know anyone interested in a new 2400 square foot home for $199,000, I know where they are… Talk about giving it away. I showed one on the northwest this weekend for $349,000 after that builder dropped it from $389,000.

The Tucson Association of Realtors official report will be out mid month as usual. It will be interesting to see what is reported. See you then.

Tucson Real Estate and Eco-Friendly Green Homes

USA Today ran an article on eco-friendly homes in a variety of areas throughout the United States. “Growing awareness among builders and home buyers of environmentally friendly building materials and methods - plus government efforts to address climate change - are fueling the focus on eco-friendly single family homes, environmental advocates say.” Eco friendly and green homes make sense. “When you think about the idea that 40% of our carbon emissions in the U.S. comes from buildings, and about half of that is residential, we’ve got to address all our building types.”

Bud Foster ran a special on a homeowner in Tucson who has a green home and green lifestyle. Local politician, Nina Trasoff, is seeking mandatory retrofitting of new construction homes for solar energy. Extreme Makeover Home Edition has even gotten into the picture recently. So, what can green homes bring to Tucson real estate?

With an abundance of sun there is no loss of energy for reducing dependency on commercial energy. Rain harvesting has been around for a long time, its a matter of trapping and keeping water for future use. Materials in a home are the least known way of having a green home.

DUI Laws In Arizona Are Tough

DUI Tucson ArizonaThe thresholds and punishments for first time DUI offenses are as follows (second time offenses are drastically worse):
 
Standard DUI:  BAC over 0.08 (three drinks for most men and two drinks for most women)
  • Mandatory jail time of 10 days - No plea bargaining (second offense - 30 to 90 days)
  • Mandatory suspension of driver’s license for 90 days  (second offense - one year)
  • Mandatory installation of ignition interlock device in car for one year (Cost:  $1,000 plus $100 per month)
  • Court fees - $1,500 (second offense - $3,000), points, increased insurance, attorney fees, etc.
