October Home Sales 2007 - Tucson Real Estate

Tucson Association of Realtors October report is out.

Sales did increase over September; the official number is 790 sales. September had only only 683 reported home sales through the MLS. Buyer confidence may be showing signs of being on the rebound. I know I am seeing a little more buyer activity lately. Sales for the winter, if you can call 82 degree day’s winter. The cold weather is taking its time arriving; no complaints here.

Pending sales waiting to close for the month October were 993. Not great, but, not bad for the slower months of the season.

Average home price decreased from September by $16,774 to $262,251.  The Median price dropped by $5,000 for the second month in a row to $210,000.

What was interesting in the MLS official report was the comparisons for homes coming off and going on the market. Expired listings compared to relisting of homes remained fairly steady with previous months with 655 and 266 respectively. The number of permanent withdrawals increased to 1,080. New listings for the month of October decreased slightly to 2,399 from the 2,497 seen in September. A decease in inventory would be a great benefit to aiding the housing market of Tucson.

The Northwest and Central parts of Tucson continue to hold onto their higher number of sales as compared to other areas. Nothing new there. The southwest came in third for areas with highest sales. Compared to September, October was definitely a better month for sales, pricing, and signs of buyer confidence potentially returning. Not a spectacular month, but, a step in the right direction.
