What To Look For When Buying Tucson Homes

As a Realtor® our role changes week-to-week, day-to-day, hour-to-hour. One of the most important roles is helping buyers to view homes that may or may not meet their needs. I like to tell the Buyers I work with, “I’m going to tell you what I’ll tell you. I’m going to tell you. Then I’m going to tell you what I told you. Between you and me, we shouldn’t miss anything.” What do I mean by that?
To me, looking at a home is much more than just looking at its appearance and amenities. Looking involves looking for past problems, current problems, and potential problems. What is the house telling you about its condition and how well it has been maintained. The older the home, the more possibility that there has been, is, or will be a problem. If well maintained potential problems you may expect with an older home can be seriously reduced. If not maintained properly a newer home may have more problems than an older home. So what should you look for?

Who Wants To Know About the August Real Estate Report For Tucson?

Tucson Association of Realtors released their official report for August 2007. Reported home sales were much slower than I anticipated with an official number of 1,019. I checked this morning and the adjusted sales were 1,030. I adjusted my projection at the beginning of the month to between 1,100 to 1,150 from the 1,250 I predicted a year ago. What happened, I’ll cover in the summary. What remains true are the sales in the Northwest and Central Tucson. These areas continue to lead the pack respectively.

In-N-Out Burger I am Not

Over the past several days I have received numerous phone calls looking for In-N-Out Burger on Broadway Blvd. Seems the 411 people like my number (520) 918–5116. Though I am honored by the calls, and I love eating their burgers, I am not In-N-Out Burger. So, why the calls?
My office is at 3130 E. Broadway Blvd. While In-N-Out Burger is located a few blocks away at 3711 E. Broadway. It all goes back to my blog welcoming In-N-Out back on April 23rd. I have been receiving sporadic calls ever since. More calls recently. I called In-N-Out to get the local number, they directed me to their 800 number.
Please allow me to point you in the right direction:
If looking for In-N-Out Burger at 3711 E. Broadway you can either call (800) 786-1000, contact them on the Internet or stop by the store directly. Who knows, you may run into me there.

Golfer Beware, Pusch Ridge El Con Quistador Golf Course Is No Push Over

Not to be confuses with the El Con Quistador or Canada Courses located a few miles away, Pusch Ridge El Con Quistador Golf Course may be a 9 hole course, but, don’t let it fool you. This is one tough course. It doesn’t get any easier the second round either. The fairways will mislead you, the greens are the biggest challenge, and trying to get even on the second nine holes for what happened on the first nine can easily slip into disaster. I can’t count how many times I have played this course. It hold challenge, frustration, and elation all in one course.
Keeping a cool head while playing this course, rather than trying to beat it, will definitely lower your score. The first hole is a 383 yard Par 4 dog leg left. From the tee box you are shooting to a fairway that is a good 20 feet below you. This is a definite draw or straight lay up fairway. The dog leg is closer than it looks only 178 yards to over run it. If you hit the far right side of the fairway, the hill comes into play to reach the green, requiring a fade. If you make it to the left of the fairway, its a fairly straight shot to the green. Once on the green be careful not to putt to hard to the west. I’ve seen top fuel dragsters take off slower than a ball that ends up down the slope with a tough up hill chip to get back.
The second hole is 281 yard Par 4 with an easy to reach elevated green to lie two. This is probably the easiest hole on the course. If you’re going to birdie, this is the hole.

El Con Quistador Resort Homes

A great northwest community that lines the Pusch Ridge El Conquistador golf course is El Con Quistador Resort homes. I know the backs of many of these homes from the many times I have played the course. I have been impressed by the homes in this community I have shown over the years. Most of the homes in this community are town homes. Very nice town homes. Owners have the option of using the resort facilities for only $65 a month.
Close to an open shopping plaza across Oracle Road, homeowners have everything at their convenience. In the plaza you will find everything from grocery shopping to Home Depot. Need printer supplies, stop by Office Max. Wells Fargo is ready for your banking needs. Next to Star Bucks is a yogurt shop. There are restaurants from fast food to nice dining on Oracle and in the plaza.
Every homeowner I have met in this neighborhood has been friendly to say the least. I asked Jim why he likes living there. He responded, “Because I live next to Art.” Art has lived in the El Con Quistador Resort Community since 1985. Says he wouldn’t live anywhere else. Wave to Jim and Art as you pass by from the 4th green to the 5th hole. If you like great living in an established community for a little less, this is a community where you really get a lot of bang for the buck.
