Midvale Park - Best Kept Secret In Tucson Real Estate
On the Southwest side of Tucson is a master development community where home buyers can get more bang for your buck. One of the best kept secrets in Tucson real estate. Homes in this community sell for thousands less than comparable
communities because of misunderstanding of the southwest. Homeowners get more for less, leaving money for living and enjoying life. Little known to the public are the inner workings of Midvale Park.
There are two entities that benefit the homeowners of Midvale Park. The first is the Midvale Park Master Review Board (MVPMRB). This is the governing body, better known as the homeowners association. The MVPMRB Board of Directors has seven members who listen to the requests and advise of homeowners to apply the CC&R’s in a compassionate and responsible manner. Taking over from the developer in January 2006, this board has moved forward to make Midvale Park a model community. The Second is the Midvale Park Neighborhood Association comprised of several Midvale Park homeowners who care about their neighborhood enough to take action to help their community.
First action of the MVPMRB Board was to remove all the grass and replace it with zero landscaping and colored gravel. Making Midvale Park Road more appealing while making this desert community less dependent on precious water. In their second year in office, the board had the thousands of feet of wall (over 5 miles) painted to make common streets even more appealing. The board is currently in the process of obtaining a lot of land to construct a much needed building as a library or community center. This is one of the few HOA’s that not only has residential members, but, commercial due paying members as well; i.e., Lowe’s, Wal-Mart, Chili’s, Walgreen’s, Block Buster and more. Each year the board will be taking on new projects to improve the community and increase homeowner real estate value.
The Midvale Park Neighborhood Association, many times confused as the HOA,. This group of volunteers are able to do things for the neighborhood that the Board cannot do. As of the time of this writing streets lights are being installed to make Midvale Park Road safe for pedestrians and drivers alike. Thanks to the Neighborhood Association. This group of volunteers have helped the elderly in their community, hold an annual picnic, have gotten local attention from the politicians, the police, other volunteer organizations, and the news media. The Neighborhood Association has been instrumental in rejuvenating neighborhood watch, promoting a neighborhood National Night Out, Safe House program for children, clean and beautiful program, coordinating the annual picnic, getting political support for community betterment and numerous other things that the HOA is unable to do because of collecting dues.
The infrastructure surrounding Midvale brings shopping and enjoying restaurants almost within walking distance. The Wal-Mart in Midvale is the most productive Wal-Mart in the United States (so I hear). Need home improvement materials you have Lowe’s in the neighborhood and Home Depot not to far away. Need a pharmacy, there’s a Walgreen’s in Midvale. Looking for fast food you can go to Taco Bell, Wendy’s, Carl’s Jr., Burger King, Arby’s, or McDonald’s in Wal-Mart. Not far away are Starbuck’s, McDonald’s, Panda Express restaurants, as well as Target, and Michael’s for shopping. Want to sit down for a good meal you can go to Olive Garden, Chili’s, Denny’s, or Golden Corral Buffet.
Coming soon to the Midvale Park area is a shopping complex that will have a JC Penney’s, Best Buy, Old Navy, Bed Bath and Beyond, Lane Bryant, and the only Harkins Movie Theaters in Tucson. Midvale is minutes away from Raytheon, Tucson International Airport, Davis Monthan AFB, downtown Tucson,
University of Arizona, and for those gamblers, the Casinos. Jump on I-19 and you’re minutes from Sahuarita, Green Valley, Tubac, Nogales and Mexico. If you’re looking for a great community with a lot to offer and want to get more out of your real estate dollars, Midvale Park has everything you need. Attend the HOA Board and Neighborhood Association meetings held every month to find out what else is happening and will be happening to make Midvale Park an even better community. Once the construction is done imagine what home prices will be like.
If you are looking for a community where you can get more home for less with deeply rooted neighbor involvement, look no further than Midvale Park. This is one of Tucson’s best kept real estate secrets.
