Many baby boomers are looking at Tucson for retirement or for a winter home. So what makes Tucson real estate and living in Tucson better than other areas? For those moving to Tucson from larger cities like Chicago, New York City and Washington DC, the price of homes are considerably less. If moving from North Dakota, Kansas or Nebraska you may be in for a shock.
A 1,600 square foot home may cost anywhere between $160,000 to $300,000 depending on what geographical location you choose. Getting with a REALTOR® will prove helpful in determining what area will fit your needs. There are a variety of communities at your disposal. You can conduct a home search or search for a golf community to see what I mean.
Baby boomers will find adult communities, gated communities, golf communities, equestrian communities, master developments, condos, luxury homes, communities with private air fields, unsubdivided acreage, suburban communities, historical communities, and rural communities. If you like mountain views there’s the Santa Catalina, Rincon’s, Santa Rita’s, Tucson Mountains, and Tortolitas to choose from.

If You Love Golf, I Mean If You Really Love Golf

If you’re a real lover of golf you’ll want to read about the world’s longest golf course under construction in Australia. Imagine 750 miles from the first tee to the 18th green. This is an Australian way to bring tourists to remote towns and have fun at it. My wife and I visited Australia in 2000. What a great country to visit. I wonder if I can get her back there with golf clubs in hand? Maybe if I throw in revisiting Cairns and snorkeling on the great barrier reef again I can get away with it.
Meanwhile I’ll stick to the golf courses offered hear in the Sonoran desert around Tucson. and visiting Breakers.

Midvale Park - Best Kept Secret In Tucson Real Estate

On the Southwest side of Tucson is a master development community where home buyers can get more bang for your buck. One of the best kept secrets in Tucson real estate. Homes in this community sell for thousands less than comparable
communities because of misunderstanding of the southwest. Homeowners get more for less, leaving money for living and enjoying life. Little known to the public are the inner workings of Midvale Park.
There are two entities that benefit the homeowners of Midvale Park. The first is the Midvale Park Master Review Board (MVPMRB). This is the governing body, better known as the homeowners association. The MVPMRB Board of Directors has seven members who listen to the requests and advise of homeowners to apply the CC&R’s in a compassionate and responsible manner. Taking over from the developer in January 2006, this board has moved forward to make Midvale Park a model community. The Second is the Midvale Park Neighborhood Association comprised of several Midvale Park homeowners who care about their neighborhood enough to take action to help their community.

What does Habitat for Humanity Tucson and golf have in common? Find out at the second annual Tucson Association of REALTORS® Golf Fundraiser. At the inaugural event in 2006 raised over $30,000 to apply toward building a home for a needy family. This event will be held at the El Conquistador Golf Club located on N. La Canada in Oro Valley between Lambert and Naranja. This is a great course where average to scratch players will find a good time.

Zillow Zestimates Make Up Your Mind

When I listed my clients beautiful home Zillow’s Zestimates priced it a $189,000. My clients priced at $196,000. just below the comps. When they dropped the price to $189,900, Zestimate dropped to $186,700. Now that they are dropping the price to $186,900, Zestimate comes back with a $180,350. Yet the exact same house down the street with no upgrades, not kept as nice is Zesitmated at $94,0000. In the word’s of our son, “What’s up with that?”
The market is tough enough without bad information going out to buyers. I keep track of all the sales that are comparable to the property I have listed. Some with less square footage have sold, yet no Realtor showed my clients home. Some with the same square footage on the same street sold, yet no Realtor showed my clients home. Ones that I previewed and don’t come close to the beauty of this home. What’s up with that?
Saturday and Sunday this weekend we will be holding more Open Houses. Last open house only one buyer showed up. I talked to the neighbor down the street. He said that was one more than he ever saw. So let’s look at it. This home sits on a quiets dead end street hidden back away from the main traffic of the community. Who wouldn’t want that?
This home has timed irrigation front and back. The back is no smaller than those that have sold. It has solar tube lighting normally seen in homes much more expensive. It has tiled common areas that most buyers want. It has professionally stained concrete floors that a Realtor I showed the home to commented are better than homes she has sold for twice the price. No neighbor to the rear. Who wouldn’t want a home like this. My clients are frustrated, and I am right there with them.
So, why is nobody looking let alone writing an offer? What’s up with that? This home is worth every penny the sellers are asking and then some. So, Zillow show some consistency and put bigger bolder letters to let the public know that your numbers are off.
