What Does Tucson Home Buying Have In Common With Golf?

In my article comparing home selling to golf I used a game for the analogy. For Buyers I think relating to the equipment is a better analogy.

Golf

Picture 034You need an easy college credit at your local community college. Golf seems innocent enough. You’ll just take the class and move on to more important classes. Right? Not that easy. Golf can be addicting. I know.

So, you sign up for the class show up to the golf course and expect the instructor to supply the clubs. Not quite. You need to either buy or rent some clubs. You don’t know if you are going to like this game so renting makes the best sense.

You’re out of your parent’s house. You’ve graduated from college. You got your first real job. Your career is lying before you. You need a roof over your head. You haven’t saved up much. Who ever saves in college. You decide to rent until you are ready to buy.

Golf

This golf thing is more fun than you imagined. When the class goes out for their first nine holes of play you end up with a score below 50 with a 49. Nearly everybody else is in the 50’s and 60’s. Maybe you should go out and buy some decent clubs now. You’re starting to get serious about playing golf. The bug bit.

Learning KnowingYou’ve saved up enough money now and are ready to start looking for a home. How do you go about it? What should you do first? If you are like most home buyers, you’ll go straight to the Internet to see what’s out there. There are so many choices.

Golf

You’re out shopping at Target and happen to see that they have golf clubs. Price isn’t bad, but what about the quality? The clubs you rented were PING’s, but, you don’t know if that’s what you want.

When comparing to homes the clubs seen at Target are like manufactured homes. Manufactured homes are great for a good number of people. In many cases buyers can get more for less money. Resale is the problem or buying a used manufactured home. Loans are scarcer than with conventional homes. If you can afford more and are looking for easier resale in the future, a conventional home is a better choice.

Golf

You decide that you want something better than a department store inexpensive version of set of golf clubs. So you go to a local pro shop to see what is available. The choices are can be overwhelming. Do you get fitted for a set of Callaways Fusions (like our oldest son), PINGS, or Muzio. Do you get the feel of the master by getting a set of Hogans (which is what I have). Nike has some nice Sling Shot clubs (which our youngest son prefers), as does Cobra, Taylor Made, and a variety of others. Then there’s the golf bag, the putter, golf balls, shoes. Now you have a head ache; information overload.

Searching the Internet is like buying golf clubs without advice. The search can become overwhelming. Exactly what are you looking at? In the Tucson MLS you do not know if the listing is Active (no offers), Active Contingent (offer accepted), or Active Capa (usually dependent on sale of buyers home). They are all jelled into one. Only a licensed Real Estate Agent belonging to the MLS can get into the system to determine whether the home has no offers.

Golf

After your trip to Target and the pro shop you decide to hire a golf pro instructor and ask him (If you need the name of a good one, call me and I’ll refer you to mine.). He meets with you examines your swing, asks questions you never thought of, and helps you decide on which clubs you should buy. Knowing that decent clubs can range from over $700 to upwards of $3,000, you are happy for the advise. You know your budget, you know which clubs, now you are informed and ready with the support of your golf pro. As you can see even within a family not everyone uses the same clubs. It all depends on your needs.

Handing KeysBuying a home is no different. The Internet can be overwhelming. Having a Realtor who lives the housing market and knows what questions to ask can make all the difference in the world. Knowing what you qualify for first is even more important. I’ve seen a lot of buyers start looking at homes above their means, only to be brought back to reality by the lender. If you don’t have a lender, talk to your Realtor. They know who performs and who does not.
