June 2007 Tucson Real Estate Report

Home sales in June remained consistent with the sales of March, April and May. No significant decline beyond traditional seasonal changes. Though listings remain high and Tucson remains in a Buyers Market, overall sales have not faltered. Though 1,299 sales falls 40 short of predicted sales, it falls right in line with the 1,326, 1,295, and 1,394 for respective sales for March, April and May. Interest rate will impact on how close predictions are for the remaining months of 2007. An increase of which will undoubtedly reduce the number of sales each month.

Using the adjusted average of sales (explained below) I am making my predictions for the remainder of the year. January through June are givens, since the data was already in the system. No risk there. July through December are the challenges.

Pricing a home to get the most for it while having it low enough to sell is a tough decision. There are a variety of methods for determining price. The most common is by comparing sales of like properties. For homes in a subdivision of like square footage and amenities it is less difficult to determine the right price. For homes that are unique, it is more difficult to determine the right price.

When in doubt get an appraisal to determine the right value of your home. In Tucson most appraisals cost $300 and up. The larger the home, the more unique, the higher the cost. Know that the appraisal is good for the day of the appraisal. In three to six months the value of your home may be completely different.

Knowing the market whether it is a Neutral, Sellers or Buyers market will be an important factor to pricing. In a Sellers market or Neutral market there is more flexibility in what prices will work. In a Buyers market pricing is more critical. Pricing below comparative sales may be the best solution to increase opportunity for sale in a Buyers market. Price wrong and you become an Expired Listing waiting to happen.

It would seem energy from the sun should be free or nearly so. But that’s not the case. Coal is still twice as cheap.

Drive by the TEP generating plant on the southside and you will see tons and tons of coal ready to be burned to air condition our homes this time of year. Until someone figures out how to bring the costs closer together, coal will be the preferred method of generating electricity. Read More of Bud’s Story

This fairly forgiving golf course offers both pleasure and challenge. Enjoy the wild life as you play; javelina, coyote, quail, and rabbits. Even the driving range is spectacular. Members of the Heritage Highland community can enjoy regularly scheduled play for both men and women of every level of ability. Thursdays are member only days. The rest of the week the course is open to the public.

An Independence Day Thank You

Marine_corps_flag As a USMC Veteran I would like to thank all who have served, all who are serving, and all who will serve in the Army, Navy, Marine Corps, Air Force, and Coast Guard of our great nation. Without the commitment and sacrifice of all of our military personnel we would not be the great nation that we are.

My family thanks you and I personally thank our forefathers who risked their lives by signing the Declaration of Independence as well each and every active, retired, former military and future military person for caring enough about our nation to put their lives in harms way.
