Tucson June 2007 Real Estate Market Report

Tucson Association of Realtors released their official report for June 2007. Up front is good news in the reduced number of homes on the market. Down to 8,665 from the 9,721 listings in May. That’s a 1,056 homes that left the market by being sold, expiring or through withdrawal. Great news, now all we need is another 1,600 and we will be back to a neutral market. Is this a sign that the Buyers Market is saying goodbye? We’ll know better next month.
The number of pending sales for June was on the increase as well. In May we experienced 1,191 homes pending sale for June pending sales increased to 2,015. Good signs of a stable market.

Patriot Day For Fallen Heroes

This is your chance to pay homage to Fallen Heroes and their families.
While reading the August 2007 edition of Golf Digest I came across a story on page 83 of an F-16 pilot, Dan Rooney, who has a dream and a challenge for all us golfers. A dream to support families of fallen and injured Heroes. On September 1, 2007, Patriot Day, Capt. Rooney is asking golfers all over the United States to play golf and pay an extra dollar for green fees to donate to Fallen Heroes Foundation.
The mission statement of the foundation
says it all. You can make donations to the foundation on line as well. I did. My wife made it clear that I will be playing on September 1st. Gotta love her and her support. Tell a friend, invite a vet. Have a memorable day. Let’s all support Captain Rooney for an honorable and much needed cause.
Capt. Rooney, salute to you sir for a job well done.

Water Fun In The Desert

Tucson has the fortune of having a huge water park north of town known as Breakers Water Park. The wave machine to the pool that could hold several Olympic size pools was great for the grandson. We hadn’t
been there in years. Since the boys, now 25 and 29, were little babies. If you want to beat the desert heat, enjoy Breakers Water Park.

Tucson Real Estate - Home Selling 104

So, you know your motivation, what price the market will bare, and have staged your home so well you’re ready to buy it yourself. Now you’re ready to put your home on the market. There are some careful considerations at this point. What type of Seller are you?
Are you the type of person who does their own taxes? Who can put together a child’s toy without reading the instructions? Who enjoys strangers coming to and going through your home without notice? Who knows all the state laws concerning the sale of real estate property? Who knows how to protect themselves from con artists, crooks, and potential litigation? Who can you go to for staging your home? If you can answer
yes to most of these questions, congratulations. You are a candidate for becoming a For Sale By Owner (FSBO). Before going this route know the risks and statistics. Make an informed decision. Some statistics about For Sale By Owners:
- 2006 only 12% of all home sales were FSBO.
- 40% of FSBO sales were to someone the owner knew.
- The median FSBO sale in 2006 was $187,200 nationwide, while REALTOR® assisted sales were $247,000. Keeping in mind the source of this information.

You’ve evaluated your motivation in Home Selling 101, determined your price in Home Selling 102, now you are ready to prepare home for the market. Staging has become a rapidly growing industry in the real estate market. The higher the competition for buyers, the higher the price, the more relevant staging becomes. Statistics show that staged homes sell faster and for more.
What is staging? Staging is like going out on that first date. You only get one chance to impress. For guys its the hair cut, right clothes, and a washed & clean car. For the ladies its make up, hair, and the right outfit. Each side trying to be attractive and impress. That first date with each buyer is no different.
