Future Jack Nicklaus Course For Tucson and Marana

In early 2007 Jack Nicklaus confirmed that Nicklaus Design was building a new Jack Nicklaus design golf course in Dove Mountain. Scheduled for completion in time for the 2009 Accenture Match Play Championship. The 2008 Accenture Match Play Championship will be held again on the
same venue as the 2007 Accenture Match Play Championship at the Gallery South Course. For those who attended, the tournament was a great event.
A formal announcement is expected some time in September concerning the new course. As of now I can tell you that there will be an initial 27 holes to the course with an additional 9 holes planned shortly after completion. Bringing the entire project up to 36 holes for two thrilling 18 hole courses. Ground work has begun on the club house, which will most likely be unmatched.
The planned length of the course is approximately 7,800 yard from the Professionals tees. A total of 5 to 6 tees for each hole is on the drawing board to make it more enjoyable for the less than professional player. The scheduled completion date is planned to insure use of the new course for the 2009 tournament. From what I have seen so far, this is going to be a course to envy. The new course should include luxury homes for great living in a great community.

Home selling is not complicated when you take the seven steps to sell your home. I have prepared 7 steps to walk new home and experienced sellers through the process of home selling.
Home Selling 101 - Motivation. What motivated you to sell your home? Knowing your motivation helps you to comprehend where you stand in the market.
Home Selling 102 - Pricing. Knowing the market and how to price for that market is critical. Over pricing in a Sellers Market isn’t bad. The market should catch up soon. Over pricing in a Buyers Market is a prescription for disaster.
Home Selling 103 - Impression and Staging. You get one shot at making a good impression on Buyers. Put your home on the market unprepared and watch your neighbors homes sell before yours.

It’s not over, there is still a lot more to do. Your home is on the market, buyers are looking at it. What’s next? Now we are preparing for closure. Again, this is written for a seller using a full service REALTOR® in Tucson, Arizona. Discount, FSBO or sales in other states may be totally different.
Buyers are going to be a good indicator whether your home is priced right or not. If it is priced acceptably, there should be a lot of traffic. If priced conceivably, less traffic. If unfavorably, little or no traffic. Buyers will let you know quickly. Rule of thumb is 30 buyers in a month and your home should sell within 30 days. So you’ve heard pricing before, so what.
Activity from buyers will let you know whether to hold out or to accept the first offer. How do you know? Easy, if you are getting a lot of interest, you may hold out for a better offer if the first one is too low. Ask your REALTOR® for feedback from agents showing your home. If nobody is looking and four weeks into the listing you get an offer you have to ask yourself, “Will there be another?” On the other hand if you get three or four offers early for a low price there is a clear message there. Don’t give your home away, but, at the same time don’t look a gift horse in the mouth. Buyers will let you know based on interest.

Who Else Wants To Know How To Attract Buyers To Listings?

Its astonishing how many homes are on the market that poorly portrayed. Every REALTOR® should go to their local community college and enroll in a photography class. Some of the pictures are unbelievable. There are a lot of good pictures for buyers to see. Many look like they were taken by a professional photographer. Some look like someone took disposable camera and just shot whatever. This is what buyers see as their first impression of the homes we list. I am no professional photographer, however, I do have a sense of what may look better.
National statistics tell us that anywhere from 70-85% of all home buyers look at a home on the Internet first. The biggest complaints I get from out of state buyers is not enough or insufficient pictures. I can’t count the number of times I have gone to a property and take pictures of the home, street, view from the front, full views of the interior and back. If the majority of buyers are seeing our listings for the first time on the Internet doesn’t it make sense to give them good photos? Don’t we owe it to the sellers?
Many times I will take well over 100 photos to get 10. On a recent shooting I took 45 photos to get this one picture (right). Bit of a fanatic? Maybe, but, it came out nice. So nice the listing agent I was holding the open house for included it and nearly every other photo I gave her in the MLS. Guess whose picture is the first one buyers seeing when searching the MLS? Not this one, but another of mine (see Featured Listings on left side bar).

You’ve Got To Be Kidding

You’ve Got To Be Kidding, while going through some MLS sheets I am amazed that some homes are
expected to sell. This one, “ABSOLUTELY DO NOT SHOW OR CALL MONDAY THROUGH WEDNESDAY, WITHOUT EXCEPTION!!!!!!!” got my attention. If a buyer comes into town Sunday night or Monday and is leaving late Wednesday or early Thursday morning, how are they supposed to see the house? Then comes the pictures, one of the front (blah), one shot up the stair (so what), one down the stairs (worse), and one of the pool in what appears to be a very small back yard. Couldn’t tell, because all you saw was pool and the neighbors homes just over the wall. No relation to the home. Next was comment about pricing, “Priced to sell! Below pricing of other neighborhood homes!” Now I’m going, lets check the comps. Are the other homes priced right? Are they over priced? Are they comparable to each other? How does this house really compare?
