My Newest Hero - Kyle Lograsso
June 23rd, 2007 categories: Just Because
Sometimes we get to involved with ourselves, with what others say or think, being negative, world conflict, and not enjoying life or appreciating our fellow man/woman. Then something happens to bring us back to reality. Thanks Hero!
While watching the Golf Channel I was stopped by a story of a young boy not quite 5 years old with the courage greater than the universe and a heart greater than the Grand Canyon. You can read about Kyle Lograsso in the May 2007 edition of Golf Digest, page 109.
His story in Golf Digest says it all. Just a quick exert, “From life’s darkness into its light he has come. On May 28, he turned 5 years old. He almost didn’t make it. He’s still shorter than a SasQuatch driver and weighs less than a big bag. Crazy to say, but the kid’s a player with a nice little swing. Gets it to 53 miles per hour on the launch monitor, hits it 50 or 60 yards on the fly.”
I think Kyle Lograsso can teach us all a lesson or two. Not just about golf, but, life itself.
Kyle, you are my hero! His mom and dad are special too, Semper Fi Marine.

Housing Slump - How Is It Effecting Tucson?
June 21st, 2007 categories: Tucson Real Estate
Tucson Real Estate Holding Its Own
With our nation looking at a housing market slump, Tucson is feeling the pinch, but not as bad as most areas. What has helped the Tucson market is the 2,000 or so people moving here every month. Which helps rentals as well as home sales.
In the Arizona Daily Star today analysts predicted a recession on the horizon. Tucson has always remained strong during economic down turns. There is a good reason why so many people move here. Though the market hasn’t bottomed out yet, but, it is close. By the time anyone notices it, we will be on the up swing. That’s when buyers will discover that they lost a golden opportunity.

Tucson Real Estate – Home Buying 105
June 20th, 2007 categories: Tucson Real Estate
Making an Offer and Writing A Purchase Contract
You are pre-approved by your lender, are comfortable with your REALTOR®, know how you want to take title and found the right home. Now you are ready to make the offer. Let’s consider a few things in writing an offer.
Price
What have like or similar homes in that area sold for? If in a neighborhood or community with homes built by the same builder with the same square footage it will be easier to find comparative sales. If the home is unique with little or nothing to compare to, it will be harder to determine the right price.
In Arizona the Residential Purchase Contract clearly states that the home must appraise for the sales price acceptable to the lender. If you are paying cash, insist that a clause referencing appraisal for the sale price be written into the contract. The Residential Purchase Contract is a nine page contract with years of revision and legal review designed to protect the buyer and seller. However, it does not cover everything. Your REALTOR® will prepare this contract based on your instructions.
Fixtures and Personal Property
What personal property and fixtures did you as the buyer see that you feel is part of the sale of the home? There is standard verbiage in the contract for personal property and fixtures to protect buyers. Assuming that something is included in the sale is a point of conflict. If in doubt and you want it, make sure it is written into the contract. If you want it removed, make sure it is in the contract. Leaving nothing to guessing or assumption will save head ache later.

Make-A-Wish True Winner - ADOT SECC Golf Tournament
June 19th, 2007 categories: Tucson Golf Events
The Make-A-Wish Foundation was the real winner benefiting from the inaugural ADOT SECC Golf Tournament at Grand Valley Golf Course. In a few short months employees from the Arizona Department of Transportation in concert with SECC (State Employee Charitable Campaign) put together a fun and memorable golf tournament.
There was a foursome for every hole to get off to a great shotgun start. Unlike many tournaments I have played in, teams played record breaking time. Rarely was there a wait for the next team to finish a hole. (more…)
